How many properties do you manage?

Over 500 single family residences, condos, and town homes.

If the maintenance repair exceeds a certain dollar amount, for example $300, do you contact me for approval?

Yes if it is over $300, only when it is an emergency such as water heater or ac/heater do we proceed with the work without approval as these emergencies must be taken care of within 48 hours.

Is there a tenant placement fee?

Yes. We charge 25% of the first full month's rent. This is only charged when we secure a new tenant into the property.

Is there a tenant renewal fee?

OUR FEES
There are NO hidden fees with Key Property Management.

•8%-10% Monthly management fee, minimum of $75 per month
•Up to $100 Per month marketing fee includes all newspaper/print and internet advertising.
•$300 One time administration fee on the initial leasing, you are never charged this fee again.
•$125 Annual account lease renewal fee, only if the tenant renews for an additional year.
At times there is a leasing commission paid by the owner after the property is leased. This referral commission varies from $300 and up, it is paid to the brokerage of the referring agent that found and showed the property to the tenant through the multiple listing service.
In order to get everything started we do require a $200 reserve deposit that will remain in your operating account for any emergency repairs or other expenses after the rent payment has been. This is not a fee and is returned to you upon termination.

They should be called Ace Property Mis-Management! The poorest service I've ever seen. We don't understand how they stay in business. The ONLY nice service came from the young lady receptionist. She was very helpful and actually showed signs of caring about the problems we were having with our leased property. However our manager Tammy was simply a Terrible person to deal with.

Thanks so much for the great Job! I feel so at ease knowing that your company is handling my property. My last property management company was never on top of anything, and I had to constantly call them about issues I had. It took them forever to get back to me. I even had to deal with my old tenant myself at times. The crew at Shelter Realty are excellent, they are one of the few companies that actually do what they say they are going to do for you and your property. I live 300 miles from my property and Shelter Realty takes the stress out renting out my property.

This is my first experience as a Landlord. Shelter Realty has been with me all the way. From my initial contact with them over a year ago, they have been professional and responsive to not only my tenants' needs, but my needs as well. They listed and rented my property for my full asking price in less than a week after it was posted. I have great peace of mind knowing that my property is well maintained. My wife and I had just arrived from Japan after 9 years abroad. New to the Las Vegas area, we were overwhelmed with culture shock, driving on the other side of the road, learning our way around and finding a place to rent. After calling several agencies over a 4 day period, Dale and Tony with Shelter Realty were the only ones to return my call. On short notice and over a holiday weekend, Tony took time out of his day on several occasions to show us rental properties and provided us valuable information on the local area. His customer service went above and beyond my expectations. Other Realtors should take note!

Within a week of first contacting Shelter Realty they had booked a full cleaning of the property, listed and rented the property at full asking price. Their agents are courteous, professional and extremely punctual in returning calls related to all aspects of listing rental properties. I will use them again for future rental properties.
