We can provide numerous reports including tenant rental histories, property rental histories, tax information to your accountant, and a host of other reports with the touch of a button.

A: Ultimately the rental market. We will make a rent recommendation to you based on our market analysis of your property and the current market conditions. You will determine the final rent prior to advertising the property.
Q: Who pays for the marketing of my property?
A: We pay for all signage and labor costs related to marketing your property for rent. We will also place your property on our website and our rental listing hot sheet as part of our service. If the owner wants additional advertising the owner pays for the cost of advertising the available property on the Internet or in local periodicals.
Q: If I want to do additional advertising to help my property rent quickly, what are my options?
A: We believe the best option for advertising available properties is our Internet Marketing Program.
Our marketing campaign will list your property on over 40 of the most highly trafficked rental websites on the web for one month for $200.
Your property will have a dedicated page and internet ads can be more comprehensive than newspaper advertisements.
These websites drive unlimited leads which we will track for you.
Local and out of state renters are able to search for a rental prior to their moves.
We can also place a newspaper advertisement about the property if you wish. The Review Journal ads run about $5/line per day. The Multiple Listing Service (MLS) is another listing tool available to the owner which represents approximately 1/3 of the market. The owner would only pay a fee to the referring agent if a qualified tenant signed a lease.
Q: What is typically involved in preparing a property to be rented?
A: Generally, you should expect to make the property move-in ready for a tenant. Your property will rent quicker and demand a higher rental value if it is clean and in good condition.
Q: How are tenants selected?
A: Our background check is thorough and comprehensive to ensure we select quality tenants. We carefully screen each prospective tenant application and verify rental history, employment, and obtain a report which includes credit, evictions and criminal history.
Q: Who pays for maintenance and repairs to my property?
A: The owner pays for maintenance and repairs, unless in rare cases the tenant has agreed to assume responsibility.

Yes, we are a nationwide company. We recently signed a contract with Freddie Mac to manage all their foreclosures across the U.S. Below is some general information about our company and how we operate. If you have multiple properites you would only pay the setup fee once and that would pay for any unit that you give us. The $200 marketing is per vacant property to find the tenant. Attached is a copy of our mangement agreement which you can fax back to 702-441-0225. The unit info sheet lets us know the specifics regarding your property and how you want it managed. Yes, we can give you a discount for multiple units. The setup fee would be $245 one-time and that will pay for as many units as you give us. The marketing of any units that are vacant would be $200/unit to find the tenant. We do not charge a leasing fee or agent fee unless you want us to offer one on the MLS. For the $200 we will put the unit on over 200 websites (plus our site, the other free sites and sign in yard). The management fee is 10% and we can lower it to 9% if you have atleast 8 units with us. We have in-house maintenance people for most workorders and preferred vendors for the hard stuff (HVAC, GC, etc.). Most of our owners do not have home warranties but if you already have one in place we will use them if you provide 800# and policy#. We have over 200 units in Las Vegas and I have about 60 in my portfolio. Every 80-100 units we hire another PM. We do some work for a large investment company and we have one PM that only manages their stuff since they need more attention (most of their units are trashed when we get them and we go in and gut them and put them back together). It seems all the bad reviews center around Todd, and this review is no different.
This company, Tod specifically, is very unresponsive. I suspected that if they weren't able to keep appointments or return phone calls, then they would have similar issues with tenants. The Yelp reviews seem to have proved that point.
